GEO Tagging, FourSquare - I Get It Now!

In June of 2010 I wrote that I wasn't sure I really "GOT" the hole "Checking In" thing - and I wasn't sure I really WANTED people to know where I was all of the time! I had friends, though, who SWORE there was a way to make this work to my advantage... and so reluctantly, and not with a ton of enthusiasm, I checked in - occassionally.

18 months later, I'm ready to say:

I get it!

Social Media is a Conversation - those of us who are doing it, and doing it repetitively, uniquely, AS a Conversation - get that. You can create real relationships with people you never meet in real life... and you will find that as you actually treat each different "channel" as a means of creating a conversation, and you "LISTEN..." you will find people that want to interact with you too!

Here's what I've learned about the "Conversation" MY Friends are having on FourSquare vs just "Checking In":

  • MY friends that check-in on Foursquare, love to Check In From Unique Spots. (yours might be different) I have a friend that has 8 spots in his office, including the Water Cooler that he checks in at. So I changed my OFFICE check-in to be "Mortgage World Headquarters." When you check in THERE, and add something about "Mortgage News" - it gets re-tweeted, or commented on.
  • MY friends that check-in on Foursquare, never just "Check In." They almost always leave a tip, or a comment about service, or mention something on sale. They are not just "clicking" Check In Here when they are at the Bank... they'll check in, and say "Not here for a robbery!" or something they think is clever.
  • MY friends watch their "FourSquare" Stream, and Comment on that platform - for some of my friends, that's the ONLY place they comment. So if you are checking in from your phone - it better be set up so you don't miss messages, questions and comments from friends.
  • MY most active FourSquare Friends, for the most part, are not using Facebook very much. It could be a phenomenon, could be my age (or theirs) but they are just posting check-ins routinely on Facebook, and not really interacting there. They are interacting on FourSquare.

I'm not finding as consistent a pattern with "Check Ins" from Google Places or Facebook or Yelp - although, I know that as I checkin with one of those, I'm automatically looking to see who is already there. So especially when I go to a Sporting Event (Go Wolfpack!) , I'm looking to see who is there in case a) I see them and b) I want to connect with them (usually on Twitter or Facebook). Ditto when we go out to eat. (If you are finding something different, I'd love to know about it!)

Am I checking in everyday, and everywhere I go?!? No. I don't do ANYTHING everyday! I'd A.D.D... ! But I can tell you that I'm more tuned in to this particular type of conversation, and I find it interesting, and fun! As a side note - I chose to connect my FourSquare checkins to Twitter, and my friends on FourSquare. I RARELY share info from FourSquare on Facebook - those are different friends, that I am trying to have a different conversation with.

Some Things I Hope We Talk About At REBCRDU

Wishing For...The Real Estate BarCamps around the country have been going on for several years, in fact the third REBarCamp will be in Raleigh on October 21st.  We have a habit of asking folks what they want to talk about prior to Camp - to kind of get the "juices going" and to be sure everybody has a voice.

At the recent REBarCamp in Pheonix, they judged the top 5 topics to be :

  1. 101 Begininer Sessions (5 Sites you need to be on, Facebook Marketing Pages v Profiles)
  2. Mobile Applications iOS and Android
  3. Producing Great Video on a Budget 
  4. Outsourcing - How to get an assistant for $3 an hour
  5. Old School meets New School (Door knocking, dialing for dollars, online farming and leveraging technology)

I would expect some of these same topics to be interesting at our camp - although I'm suspecting there will be less of the "beginner" stuff, and more of the Hyper Local Blog Content, and Time Management questions.

I'm also hoping we can talk about some of the things that we are all facing in the Industry right now - like, Outsourcing Short Sales... do you give it to an agent in your office, hire an attorney, or pay a third party?

Lenders AND Real Estate Agents deal each week with families who are losing (or lost) everything.  What resources are available for these families, and what kind of Grief Counseling do we in the Community need to establish?

I hope there's a conversation about the NEXT Generation of Homebuyers... with everything that's happened, how do we position Real Estate as the Investment vehicle we all grew up with it being?

I'm looking forward to our REBarCamp!  I think it will be a great day of MANY conversations!  What are some of the topics you would want to cover at Camp?

 

The World's Fastest Diet - Gonna MEET Rainers in 6 Days!

I could wear a paper bag on my head!Next week Activerain is holding it's first Virtual Rain Camp - and with that event, they suggested local Ambassadors organize opportunities for the "Community" to meet IRL (in real life).  So far, there are over 42 "Meet Ups," "Tweet ups,"  "Active Ups," Planned.  The one here in the Triangle will be at a Local Winery, which I personally think will be cool. 

Being a GIRL, I've obviously been thinking ahead about this opportunity to meet my fellow Rainers - I mean:

HOW AM I GOING TO LOSE 20 POUNDS IN 6 Days!?

So maybe nobody else has this feeling that their profile picture is WAAAAYYYY more flattering than they look IRL.  It could just be me... I recently got my haircut, and I know I need a new profile picture - but if I change it NOW - then someone might recognize me when I go the the "Active UP" next week! (Can you hear the "Excuse-itise" creeping in?")

I was thinking last night that I could leave my picture like it is, and THEN I could just tell everybody that I'm NEW to Activerain!  Then I woke up - and realized that because I've organized REBarCamp in our area for the last three years, a lot of the people here can already pick me out in a line up!  LOL!  Maybe the World's Fastest Diet isn't necessary, in order to go...then I started thinking, Oh No!

WHAT AM I GOING TO WEAR? 

Since it's a VIRTUAL Rain Camp, it doesn't matter - I can just sit in front of my screen in my PJ's and my puppy, Lucky will curl up by my feet, and we'll be happy all day... but if I go to the ACTIVE UP, then I'll have to figure out what to wear!  In reality, I'm bound to have ONE THING that won't look too bad... Right?  I'm going to see people I interact with (for the most part) virtually.  That means ANYTHING I wear could be new, and they wouldn't know!

 Maybe I NEED a SPRAY TAN!

Oh wait, we did that at RETSO (Patty Keller, Debe Maxwell, Elizabeth Cooper Golden, Ann Allen, Connie Harvey, Laurie Davis, Lisa Archer,)! I know it's the end of summer - but I really don't have a great tan, so maybe over this long weekend I'll remember to get in the sun and I can be a little more "glowing,"

MY POINT IS...

There's really NO EXCUSE for NOT going to the local MEET-UP, TWEET-UP, ACTIVE-UP in your area!  Yeah, we're all in the business.  Yes, we are online looking for the same customer (sorta) - and we're using the same tools (AR)... but this is ACTIVE-FREAKING-RAIN, and THIS group of people is different from any other group, because of the Go Givers.  If you are having problems getting your posts seen, if you want to know if Activerain really works, if you have questions about getting more fans on Facebook - or if you want to know how someone else is dealing with Appraisal issues - talk to your Activerain Friends.  Come meet us in Raleigh.

Heads Up! Even If You Don't Have Any Hurricane Damage Irene Might Still Delay Closing

It is our experience that when the Insurance Companies and the Investors hear that a certain "area" might be affected by a Hurricane, they do the following:

  • Require Inspections

What kind of Inspection depends upon the Investor,  Even if the storm has not reached Landfall yet,... let's say you have a closing scheduled for tomorrow - you probably have a problem.  Insurance Companies do not want to issue new policies to an area that they might have to turn around and put money out for.

Every State, Every Investor and Every Insurance Company is different.  This is just our Heads up that there will likely be delays in the next week - even if the property is FINE.

Your Real Estate Keywords Could Be Hurting Your SEO

google adword toolWhen you put information on each page of your company website – and there’s a little blank space that says Keywords or Meta Tags… don’t leave them EMPTY!  Not only could EMPTY keywords hurt, be THOUGHTFUL about which words prospects are most likely to “Google” to find you.

You want to use the same “search terms” over and over.  So for instance, my husband and I are mortgage loan officers.  I want someone who is searching for USDA Home Loans NC to find me… it needs to be used exactly like that, not with commas:

usda, home, loans, nc

Your term might be Foreclosed Homes in Raleigh which gets 12,100 hits a month… as opposed to Foreclosed Homes Raleigh which only gets 580 hits.  (you can check use Google Adword Keyword Checker to figure out which ones you want to use)

Are you getting the picture?  You really need a LIST with your keywords, and you need to use them over, and over (especially as you are creating your profiles!).

We live in an area which is “locally” referred to as the Triangle.  People in California do not know to search for Homes in the Triangle… and many people LOCALLY do not search for Triangle Homes (seriously – less than 280 people a month) – but if I look at the Page Source for most Real Estate Agent sites, I’m going to find Triangle Homes or Homes for Sale in the Triangle as some of the ONLY keywords in their site!  Do you want to show up for 280 people… or 12,100?? (the answer is probably BOTH - right?)

DITTO – “Tools for Sellers”… as you can see below, NO ONE searches that term.  Sell My Home gets 74,000 hits a month.  You need to use keywords that PEOPLE would actually use.  Only 58 people searched Relocate to Raleigh, 2400 people searched Moving to Raleigh…  So be thoughtful about what keywords you are using!

We see many sites that when we look at the "Page Source" the agents uses the SAME keywords on each page.  While I'm suggesting that you use the same words over and over... you would WANT to use the terms relevant to that page.  Watch this to see if I'm making more sense.

Profile Picture No No's

 

profile photo No No'sHave you ever looked at a friend’s Facebook or LinkedIn Profile Picture and though, “WHAT??” How about the folks who only use a picture of their puppy, or a For Sale Sign?

Please don’t get me wrong, I’m all for puppies. I’m pretty keen on babies and kittens, too, but not in our profile pictures! There was a time when we framed and displayed those photos at home or, perhaps, on our desk at the office. Things are no longer as simple.

Today, our workplace is not limited to just one desk in just one office. To some extent, we’re all connected to others online and we still want to express ourselves by decorating our online office with our favorite photos. For those of us who are in Real Estate, the version of ourselves we put online matters. It can and will be seen by anyone interested in learning more about us.

The photo is important for a couple of reasons:

It makes it easier for me to recognize you. If I’m meeting you in person for the first time, having seen your photo will put me at ease knowing who I should be looking for (I Google you from my phone!). Similarly, if we’ve met in person and you send me an invitation to connect online, seeing your photo will help me remember you.  If that photo is 8 years old, and air burshed – I might not recognize you!

Simply put, it humanizes you. I will not feel connected with an anonymous account, and what if people know you by Steve, and all of your online profiles are Stephen? I want to connect with a person. And, yes, this means that it’s time to finally add a photo to your Real Estate LinkedIn profile if you haven’t yet taken the plunge yet… ditto for Facebook and your business page on Facebook too!  Remember, they give you 6 photos when you count the ones along the top!

Choosing the Right Photo

Head shot – Probably your head, neck shoulders. This can easily be done with your cell phone, standing in the Bathroom doorway (so you can see yourself). It should be the real you, not a cartoon or Mad Men version of you. And, by “real” I also mean the current version, 10 pounds heavier without the sun highlights if that’s where you are. It may feel like you were in high school only yesterday, but if you did the lindy hop at your prom, your old yearbook photo won’t do.

Logo – A For Sale Sign, or Sold Sign doesn’t tell me who you are.  Unless your business is a well known brand (think Ford or Macy’s), it is probably best to use your photo rather than your Real Estate Company logo, or one of your For Sale Signs. In general, we like and want to connect with people, not businesses. It’s important to note that using a logo instead of a photo on LinkedIn would violate the User Agreement.  On a Facebook Business Page, I see people using a logo much more often.  If you are just using it as a place to slap up your listings, that is probably okay.  Otherwise, skip the logo and stick with your own head shot, or something that represents the message you are trying to convey.

Keep it simple – This means we want to see you. Lose the baseball hat, those awesome sunglasses or anything else that competes for our attention in the photo. Same goes for busy backgrounds, remember my idea about the bathroom door?

You and only you – Getting back to puppies…in your primary profile photo is probably not the best use of your puppy photos. Ditto for you and a group of your best friends or you riding your bike.  If you are part of a Real Estate TEAM, and you want to show a TEAM photo everywhere – go to Gravatar, and see if it will fit (It’s Free).  Chances are, you will find that you can not get everyone in the shot.  If it does, and you like the way it looks, use it.

Nudity – I know that they say Sex Sells… B-U-T, I’m a mom, I'm from the South, and I’m old school.  If I can see your shoulders in your head shot, I want to see clothing. While you may be wearing a strapless dress, it’s all about perception. Don’t take the time to create a great profile only to leave people wondering if you’re actually naked. Ewwww! There is no difference between actually being naked and appearing to be naked in a profile photo. Ditto for those shots of you leaning over the balcony trying to show cleavage.  I'm just sayin’!

Consistency – A great way to help build your online brand is use the same photo for all of your online profiles. Use the same photo on LinkedIn, Twitter, Facebook, Flickr, YouTube channel, your blog, etc. It will make it much easier for people to recognize you right away.  REMEMBER WHERE YOU PUT YOUR PICTURE!  As you are building your profiles, we strongly suggest that you create a Profile Keeper!

Smile – Don’t overthink your pose.  Those who know me, are my friends on Facebook, and who have TAKEN pictures of me know that this is one of the things I personally struggle with!  We all need to take time to take pictures of ourself until we get use to it!  Attempts to look too serious can come off as intimidating. And none of those here-I-am-looking-busy-by-pretending-to-talk-on-the-phone photos. You’re not that busy. Put the phone down for a second so you can smile and have your picture taken.

Doesn’t need to be fancy – You don’t need to rush out and schedule a session with a professional portrait photographer. Having a friend take a photo of you in front of a solid background should be fine as long as the lighting is sufficient.  I suggested earlier that you could take your own picture… you can.  But truthfully, it will come out so much better if you do it with a friend!

There are Some Exceptions sort of

I can hear you all the way across this internet connection, “But I use the different social networking platforms differently and that’s why I have puppies on Facebook and am wearing a suit and tie on LinkedIn.” You are in good company. If you must have a profile photo with your puppy/baby/surfboard/bottle of wine/cigar/goat, keep it on Facebook and only on Facebook. As long as you understand what can be seen when a potential client or employer Googles your name and you’re OK with it, that’s all that matters.  My suggestion?  Use those 5 photos along the top of Facebook to hold those Surfboard Rock Solid Abs pictures, but keep your profile picture “Clean!”

60 + Places For Your Web Profile

I started this list very quietly in 2009 for some friends who were trying to build links back to their sites and profiles... It's been updated from the original list of 32 places you could link from to over 60.  I did not address Facebook in this list - because everyone has their own strategy for that. 

Although many of these sites are GREAT tools, and HUGE networking opportunities - This particular list is more for link building than anything else.

Here's how I suggest you use this list:

  • First Set up a spreadsheet with the following columns  Site Name    Login    Password    Unique URL    Profile Picture?
  • Unique URL (or vanity url) would look like this (for instance) http://www.linkedin.com/in/eleanorthorne  It's important to have this list handy, because some places allow you to list where people can connect with you! (saves a ton of time)  Ditto regarding do you have a picture there... updating your Avatar is tons easier if you know where it is!
  • Try to complete 2 profiles a day for the next 30 days, filling in the spreadsheet each time.
  • Remember that when the profile asks for your web address, or blog address, you can put in ANY URL you want people to land on in that space!!  You can list your Activerain Profile Page if that's what you want people to see!

Now Is The Time For Greatness #RETSO Notes

Realtor PartyI went to RE Tech South (RETSO) last week thinking I would come back from Atlanta and impress my friends with lots of conversations about the "next new shiny thing" and how we can dominate the market using it.  Instead, I find that all I really want to talk about is a much higher level conversation about the relevance of NAR and the opportunity within the next 60 days to grab the destiny of the Housing  Industry and effect change.

I am a second generation mortgage lender, my mom was a REALTOR for years, and I believe in Causation Political Action.  I've lobbied in Washington and Raleigh, I've been deeply involved in County and City issues that affect my industry and Real Estate for years.  So the conversations about the NAR REALTOR Party Political Survival Initiative #RPPSI is one that I've followed and been interested in for several weeks.

Like many others, I was just reading along... doing the obligatory day to day activities that generate leads (and money) for our family... putting this issue in the #StuffICan'tControl bucket along with Shadow Inventory, Nuclear Reactors in Japan, the Cost of Gas, Shutting Down Fannie and Freddie  and Loan Officer Compensation changes...  and then along came Rob Hahn, and his session on:

What are the forces at play that are affecting the Housing Industry - and what are we, the people whose very livelihood is affected by these forces,  doing about them?

We are in a non-war in 3 countries right now, and we have a job-less recovery. We are probably not at a bottom when it comes to the Real Estate market once you factor in Shadow Inventory.

"Jobs is what drives people to buy homes. No matter how affordable a house might be, when you’re unemployed, you ain’t buying no houses. Period, end of the story.  This “jobless recovery” shows little sign of turning into a job-creating recovery."

FHA represented half of all housing financing in 2010 – they have publicly indicated that they want to go to 15% of the financing in the coming months.  They are increasing fees for these loans and tightening underwriting guidelines, soon they will lower the maximum loan limits.

Down payments will be going up – look at QRM announcements and you will see that the new down payment requirements will shortly go to 20%

"Why are they requiring 20% down payment?  Because of the morals of walking away from your home have changed - this is something that is strategically happening.  The moral underpinning of mortgages is dead."

The Mortgage Deduction might be going away.  NAR is informing members and advocating against it, and while in the short term we might win this – but the political will is not in our favor. Most Americans do not Itemize their taxes, and therefore the mortgage  interest rate deduction mostly benefits the rich… Because we have such a huge debt in this country, the tax deduction will likely go away.

"Real Estate grew because of Government support of the “American Dream.”

With the Government saying that the moral value regarding Home Ownership is no longer positive, and that  it is in fact now a  RISK to be involved in Housing, they intend to shift priories to other Industries like Energy.  As the focus and the shift changes, we could easily lose Government financing, subsidies and tax deductions for what NOW appears to be something OTHER than the "American Dream."

"Buyer demand might go lower because of this."

With all of these Disruptive events, the fact that the average age of a REALTOR is now 52, and the number of agents with NO transactions in the last 12 months has sky rocketed...  NAR membership is likely to go down by 40%.

"We never talk about fundamental problems that are facing the Industry… The conference itself shows that  we are interested in EVERYTHING  except talking about the issues that are really facing the industry.

60% of agents in California have not done ANY DEALS in the past 12 months  When you go to the number of people who are 2 transactions a year – the numbers are higher!"

And why did we get into this Industry and the business to begin with?  The dominate brokerage started out trying to genuinely help the consumer.  Because so many agents are unsuccessful, the name of the game for BICs is recruiting!  They are in the Agent Portfolio Management Business!  They are now forced to only be focused on recruiting and retention… not helping the consumer.  And this again goes back to the fact that agents are not producing.

The largest brokerage in SC left the State Association.  The Association looked at weather they should do an MLS!  There should be a VALUE in the Associations AND in MLS - two separate issues, but there's not.  Associations also have their heads in the sand and are in real danger.

Bill Chee (visionary and past president of NAR) did the Lions Over The Hill speech over again in 2008 and said,  "I was afraid of the MLS themselves.  They could not innovate on their own because there were too many."  Rob Hahn said, "I'm not so sure the original speech by Chee was that far off!"  There are over 800 MLS  in the Country.  There are only 2 out of 800 who own their own code.  Zillow now dominates that part of it – 3rd party companies have all of the mobile, idx, etc.

"MLS has had the raw real estate data for over 30 years – and yet, 2 professors started Case Shiller, and they are the ones who are the authority on Housing and Real Estate Numbers!"

The large Brokerages do NOT have the R&D for technology – they are outsourcing EVERYTHING.  We face a future where technology is almost completely outsourced to 3rd parties as opposed to a Real Estate Company owning and developing the technology for their industry!

In addition to this, we have lost the confidence of the public.  We are seen as leeches. What has the foreclosure process, and the short sale process done for the Real Estate Industry? With so few transactions per agent, what's happened to ETHICS, and knowledge?  Even REALTORS can't say nice things about those in the industry.  How often do you talk about the lack of knowledge and ethics of the agent on the other side?

"So the question is - WHO is leading the the charge in providing Leadership and Innovation for the Real Estate Industry?"

We come as a large group, drawn by the hope for shiny new objects that will distract us from the fact that there's some REAL DANGER out there when it comes to our Industry.

"What do we talk about? QR codes.  Really!?  Today we need to be facing and discussing what is actually happening in the Real Estate Industry!  Instead, we are just rearranging chairs on the Titanic.  We are here to place a CALL to actions."

Rob says, "This is not depressing.  We have done these things to ourselves... and because we are smart people, we can find solutions."  This awful scenario offers us a chance to re-create our industry for the next 100 years.

Our industry crisis is forcing us to question the nature of the profession – now is the Time for Greatness.  NOW is the TIME for Leadership.

Now is the time, and as Govenor Christy said in February:

"What is America really about?  A chance for greatness.  That’s what we came here for.  To stop playing around and not waste another minute."

The Greatest Generation faced the sinking of all of the Pacific War Ships BEFORE the beginning of the War.  They were able to overcome the Depression, create, INNOVATE and come together as a Nation.  Let's look at how and what they did to solve the challenges.   Now is the time to STEP UP and the leadership in Associations, at NAR, in Brokerage firms all need to:

1.       Acknowledge the problems in the Industry – hope is not a strategy.  Say them out load, get people in your community to TALK about what is happening in housing, the moral issues, the change in values, and the shift in the Government's focus.

2.       Destroy the box – some of the ways out might seem dangerous, because we must have different ideas, and different strategies to solve these complex issues.  We must consider ALL options, including starting a new political party.

3.       Set aside personal bias – Volunteer Leadership is nice… you aren't getting paid to be on many of these Councils and Boards.  The new ideas might threaten your bottomline.  That’s why you are Leaders.  You need to be Statesmen.  Ben Franklin said, "We must all hang together, or assuredly we shall all hang separately."  If what the industry needs is for your association to be absorbed by another one – by God let it go!

4.       Communicate and Convince. A leader by definition must have followers.  Do whatever you must do to get people to listen.  Sending out a batch of emails that never get opened is NOT getting the message out.  Get some Dancing bear telegrams if you have to, but REALLY talk and convince the people who are right there in your community that this is important, and worthy of heated discussion!

5.       Be Willing to Fail – you have to take risks and be willing to take different paths that might not work.  But staying stagnant, and doing NOTHING is not taking control of your destiny. Resign if you are not willing to do what needs to happen!

So what shiny new object did I come back from #RETSO with?  Hope.

I came back with a renewed realization that there ARE people out there with a LOVE and a PASSION about the Real Estate Business... and I came back realizing that THIS is a conversation, and a TIME that CAN shape this Industry for the next 100 years.  We can believe in our Imagination - or we can allow others to determine our destiny.  Either way - change is coming, $40 million dollars at a time.

I want to think Brad Nix and Mike Pennington (and Rob Hahn) for the opportunity to experience this wake up call!
