If you are trying to sell a $300,000 home in Wake County, NC - you just lost
the opportunity to sell to hundreds of buyers.
The FHA loan limit in Wake County changed January 1, 2009 from $295,000 to $271,050... then it changed BACK to the $295,000 level 2 months later!
FHA offers buyers one of the most flexible programs available, 3.5% downpayment, minimal "pmi," understanding credit history requirements and GIFT FUNDS are allowed!
(If you are a buyer, check out this website for more FHA info)

thanks for the heads up, eleanor! You are always the first to get the info to me!
Hey there can you give me an idea for Durham, Granville, and Franklin County
IN our area FHA was a small part of our market today is the way to finance. Uncle Sam needs to keep the loan limits up not reduce them.
Rebecca! Thanks for asking
Orange $334,650
Durham $334,650
Granville $271,050
Franklin $271,050
Johnston $271,050
Harnett $271,050
It's sad that the limits went down! I also lost a buyer due to the time since bankruptcy being extended. And we are supposed to spur the market?
Thank you Eleanor - - - Majority of my listings qualify. Is it safe to say most properties in Franklin and Granville Counties qualify for USDA loans and are their loan limits?
Rebecca! Franklin County and Granville County indicate that the entire county qualifies for USDA... in Granville, I would be cautious about properties that are right next to the Durham Line. In those cases, I would refer to this website and look at each address specifically...
Sorry to hear about the change. But I love the picture. I am sure you will make out just fine. There is nothing in life like a good challenge.
